How we present a home
A short film made in-house, photographs that were cleaned but not altered, and the facts without embellishment. Street and neighborhood; price on request.
Commercial and income assets that are not on any listing board
Category, area and the range the owner approved — nothing that identifies the asset. Details go to an identified buyer, in conversation.
Who is behind the office
Ilan Salutsky
Ilan Nadlan was founded in Haifa in 1994. Three decades of selling and letting across Haifa's neighborhoods, commercial property and land beyond the city, and representing investors — with the same person on the line from the first conversation to the signature.
One point of contact for questions, preparation and negotiation. Experience is knowing what is still missing, what a professional must check, and which question not to skip just because the property looks right.

- Where he actually works
Buying from outside Israel
Buying property in a country you are not standing in comes down to having someone on the ground you can rely on: visits documented properly, questions gathered in one place rather than scattered across a dozen messages, and being told plainly when something does not add up.
Tax, financing and conveyancing work differently for a non-resident, and the rules change. Those questions go to a lawyer, an accountant and a mortgage adviser — the broker’s job is to make sure they are asked at the right point, before you are committed rather than after.
What Ilan works on
-
Buying a property in Haifa and the north
A good purchase starts with understanding what you are actually looking for — and knowing what to walk away from, before you fall for the wrong apartment for the right reasons.
-
Selling a property in Haifa and the north
Selling a property is an emotional, financial and logistical decision at once, and every property gets a strategy built around it.
-
Commercial property in Haifa and the north
A commercial property is measured by its tenant and its yield rather than its room count, and it runs on a different set of rules from a home.
-
Property investment in Haifa and the north
A good investment is one you actually understand, including what happens when it does not go to plan.
-
Urban renewal property in Haifa
What separates a renewal property from an ordinary one is almost always a single question: what stage the plan is actually at.
-
Land and logistics property
With land, the gap between what you see standing on it and what you are permitted to build is wider than with any other asset.
-
Buying property in Israel from overseas
Buying a property in a country you are not standing in comes down to having someone on the ground you can actually rely on.
-
Selling and marketing new-build projects for developers
A project sells when the work is orderly: a price checked against the market, a presentation that looks the same for every apartment, and an inquiry that is answered the same day.
How it goes
- 01
We agree what you are actually looking for
Purpose, budget, timing and the things you will not compromise on — settled before you look at a single property.
- 02
The property gets checked, not admired
Planning status, the building, the street, what is being built nearby. Legal, tax and valuation questions go to the professional responsible for them.
- 03
You are represented through to signature
Shortlisting, viewings, negotiation — including the terms around the price that decide whether a deal is worth doing.
Haifa reads as several markets
The city climbs from the port and the shoreline up to the Carmel ridge, and its character changes with each layer. A citywide average flattens exactly the difference that decides where you should be looking.
