What does a buyer’s agent in Israel actually do?
Before you see a single property, we sit down: who is going to use it, what might change in the next few years, a reasonable commute, and the total budget — including tax, fees, adjustments and the moving costs specific to the deal.
The result is a filter, not a list of listings. The point is to narrow the field against that brief and explain why a property goes on the list or comes off it. The office keeps the number of buyers it represents at any one time small, so follow-up stays personal.
What to check before you fall in love with an apartment
Every property has a story that does not appear in the listing. Finding it before you sign is part of the job.
- Planning status: what may be built nearby, and what is already approved
- Urban renewal in the area — an opportunity, or years of construction under your window
- Questions for your lawyer: registration, ownership, liens, rights and possible irregularities
- The building and its house committee: maintenance, debts, known moisture problems or leaks
- Noise, parking, orientation and sunlight — things you only feel by visiting at the right hour
How does negotiation actually work?

How long does it take to buy an apartment in Haifa?
It depends on the brief and the budget. A broad brief with a realistic budget can close in weeks; a narrow requirement for one specific neighborhood can take months. You get an honest read on which range to expect at the first meeting.
Do I pay a broker’s fee as a buyer?
In Israel a client who engages a broker pays a fee, and the law fixes the form, not the amount: under the Real-Estate Brokers Law (1996) a broker is entitled to a fee only if the client signed a written brokerage order first — naming the parties, the type of transaction, the property, the approximate price and the agreed fee or rate, with or without VAT — and only if the broker was the effective cause of the deal. Nothing is owed without that signed order, and nothing is owed on a deal that did not close through the brokerage. The figure you sign is the figure.
Does it matter that I am a first-time buyer?
