What is different about buying commercial property in Israel?

In a residential deal the buyer pictures living there. In a commercial deal the buyer calculates: who the tenant is, how long the lease runs, what the net yield looks like after municipal tax, management and maintenance, and what happens if the tenant leaves.

The office works on offices, retail units, industrial buildings and warehouses; the professional support the deal needs is decided by the property type and the location.

What should I check in a commercial property before buying?

The checks are fundamentally different from a home:

  • Zoning and permitted use — whether the planned activity is legal at this address
  • Existing leases: term, renewal options, index-linking, guarantees
  • Net versus gross yield — commercial municipal tax, committee fees, maintenance, vacancy
  • Access, parking and traffic load — decisive for retail
  • Infrastructure: three-phase power, ceiling height, a loading dock for industrial buildings

Does this work for landlords, or only tenants?

There are separate tracks for an owner seeking a tenant and a business seeking space. Who is being represented is set out in writing at the start of the engagement, and a lawyer reviews the contract itself — matching square footage is not enough.

What is a reasonable yield on a commercial property?

It varies widely by property type, location, tenant quality and lease length, and it moves with interest rates. Rather than quote a general number, the calculation is built around your specific property.

Is it better to buy a commercial property with a tenant or vacant?

An occupied property gives immediate cash flow but ties you to the existing lease terms. A vacant one lets you set the terms and choose the tenant, at the cost of a vacancy period. It comes down to your risk profile.
